An institutional real estate buyer built for certainty of execution.
Otima is a U.S. real estate investment platform with $205M+ in assets under management and a global capital base of 200+ investors across North America, Europe, the Middle East and Latin America.
Founded in 2018, Otima has grown from a syndication practice into a full fund platform, with $128M+ of equity deployed across 68+ deals and 130+ projects. The firm combines committed capital, institutional-grade diligence, in-house construction and hands-on asset management to move from LOI to close with certainty.
When Otima makes an offer, financing is arranged before the bid, not after. The team is built to avoid last-minute capital uncertainty and keep transactions moving toward closing.
Necessity-driven centers with long-term, creditworthy tenants and NNN lease structures.
Outpatient and clinic-based properties with structural, non-cyclical demand.
Well-located assets in high-growth Sun Belt and gateway markets.
Off-market relationships and direct outreach create deal flow regardless of market cycle.
Disciplined underwriting focused on downside protection and risk-adjusted returns.
Selective execution on high-quality, income-producing assets in resilient markets.
Hands-on asset management driving performance and long-term value.
A cross-section of what Otima has acquired, built and grown — proof in bricks and mortar, not just numbers on a page.

Otima is run by a hands-on team — lean enough to move quickly, seasoned enough to know exactly what they are doing. Acquisitions, investor relations and asset management sit with principals who stay close to every deal from LOI through close.
Behind every acquisition is an experienced leadership team spanning investment strategy, asset management, operations, transaction execution, accounting and financial oversight.
Enrique founded Otima Investments following a decade of experience across M&A finance, capital markets, and ground-up development, complemented by $47 million in principal real estate transactions. He leads the firm's investment strategy, capital formation, and acquisition underwriting, maintaining direct oversight of each prospective investment. Enrique established Otima around a GP co-investment model, committing capital alongside investors in every transaction. Under his leadership, the firm has generated an 18.5% net IRR across realized investments, supported by vertically integrated construction and operating capabilities.
Manuela co-founded Otima Investments and leads asset management and portfolio operations. Drawing on experience at Amazon and scaled e-commerce organizations, she brings a data-driven perspective to consumer behavior, operating performance, and the long-term durability of retail real estate. At Otima, Manuela oversees portfolio analytics, investor reporting, strategic initiatives, and cross-functional execution, strengthening operational discipline and performance visibility across the firm's growing investment platform.
