Income-producing U.S. real estate for accredited investors
from a sponsor with its own capital in every deal.
Private real estate used to be a club. You needed an institutional check, an institutional relationship, and the patience to be one line item in someone's $300 billion book. OTIMA is the other option: institutional-grade underwriting and governance, at a size where you know who's running your money – because they're running it alongside you.

Repriced assets, constrained financing, and tenants who can't leave.
Values reset hard between 2022 and 2025. Lenders pulled back. A lot of owners who bought on cheap debt now need out. That's uncomfortable if you already own — and it's exactly the window if you're buying with committed capital and no legacy problems.
We're not buying the exciting stuff. We're buying grocery-anchored centers where the anchor has been there twenty years, medical offices where the tenant spent seven figures on the build-out, and multifamily in markets people are actually moving to. Necessity assets, long leases, rent that shows up whether or not the market is in a good mood.
NECESSITY-BASED RETAIL WITH PROVEN TENANCY AND LONG-TERM INCOME.
ACQUIRING QUALITY ASSETS AT ATTRACTIVE VALUATIONS WITH FAVORABLE FINANCING.
ESSENTIAL INFRASTRUCTURE & MULTIFAMILY CASH-FLOW RESILIENCE.
No leverage games, no mark-to-model, no story stock. You're buying an interest in physical U.S. property that collects contracted rent from tenants who need to be there. Income is distributed quarterly. Appreciation is the upside, not the thesis.
Target 8-10% cash yield, distributed quarterly, from necessity-based assets on long-term leases.

Every term on this site, without the jargon.
A property’s annual net operating income divided by its price or value. It measures income before financing—not the investor’s total return.
Annual cash income distributed to investors as a percentage of invested equity. It excludes appreciation and is not the same as total return. Calculation methods may vary.
Internal rate of return: an annualized measure reflecting the amount and timing of cash flows. Net IRR includes applicable fees and expenses; unrealized IRR also relies on estimated values.
Loan-to-value: property debt divided by property value. A lower LTV generally means a larger equity cushion, but does not eliminate investment risk.
A triple-net lease: the tenant pays base rent plus property taxes, insurance and maintenance expenses. The exact responsibilities depend on the lease.
